About UABODE
We don't charge sellers - or buyers. Our revenue comes from HomeHub - the home management app that stays with you throughout your lifetime of home ownership. Think of the transaction as our way of building a long-term relationship with homeowners, not a one-off event to monetise. Keeping the transaction free is one of the key ingredients that unlock the dormant market.
How HomeHub works for you - and for us →No. We're a technology platform that connects sellers and buyers directly - no agent in the middle, no commission, no friction. We believe estate agents create friction in the existing UK housing market that restricts it to a fraction of its potential size and liquidity. We've built UABODE specifically to sidestep agents and remove that friction.

No. You'll create your HomeHub, build your listing and UUFI, and your home becomes discoverable - to the right buyers, on your terms. You can step back at any time using the stealth toggle - no contract, no lock-in, no questions asked.
We do ask that if you're in the first two pilot groups, you're genuinely intending to sell - not just exploring. The pilot is intended to prove what we’ve built, with committed sellers - pioneers paving the way for the rest of the dormant market.
The first group is 10-15 sellers. A second group of similar size joins approximately two to three months later. It's deliberately small and closely supported.
We select sellers based on a few straightforward criteria: your property needs to be in Brighton & Hove, you need to be genuinely intending to sell rather than just exploring — this is specific to the pilot, where we need completed transactions to prove the selling functionality — and you need to be comfortable selling without a traditional estate agent. Beyond that, we're looking for people who are open to doing things differently — early adopters who understand they're part of something new and are willing to engage with the process fully.
There's no complex application. We have a short conversation with everyone who expresses interest, and we'll tell you quickly whether the pilot is the right fit for you right now.
Post-pilot, UABODE will be open to homeowners at every point on the spectrum — from "ready to sell tomorrow" to "just curious what my home might be worth." That's precisely what Spectrum Control is designed for.
You’ll have more support than you’d expect, by design. You'll have a dedicated pilot concierge - a real person - available throughout. The AI Assistant handles day-to-day questions. And the platform itself guides you through every step.
Find out more about the pilot concierge →Yes. Listing is free. The node sign is free. There is no commission. The only cost you will pay is for conveyancing - the legal process required to transfer ownership - and you pay our partner conveyancer directly at standard rates.
We don't take a cut of that either. You're free to use any conveyancer you choose - though we do recommend our partner for the reasons explained here.
It’s not just free for the pilot, either; the free model is a cornerstone of UABODE - now and into the future.

Completing it also signals to us that you're a serious seller - it takes a little effort, but our AI Assistant helps you every step of the way. And once it’s done, it’s done - for good.

Your UUFI has already done much of the legal groundwork, which means the process moves significantly faster than a conventional sale.
If you go with our partner conveyancer Alecto, your UUFI transfers directly into their case management system - we both work to the industry-leading ODTF data standard - and they update you on progress and milestones.
UABODE does not receive any referral fees from Alecto for instructing your case. We partner with them because they offer the best, fastest service for our network. You are entirely free to use your own choice of conveyancer if you prefer.
You also have the option of a reservation agreement — a mutual financial commitment that further reduces the risk of your sale collapsing before completion.

Only who you choose. Buyers see the information you've decided to share about your property - your UUFI, your listing details, your asking price if you've chosen to display it. Your personal contact details are never publicly visible. All buyer communication happens through the platform, so your phone number and email address remain private throughout. Your data is handled in full accordance with UK GDPR. We don't sell your data, share it with third parties for marketing purposes, or use it for anything beyond operating your UABODE account.

UABODE removes the agent entirely. You're in direct contact with buyers, you control your own visibility and buyer engagement, and there are no fees, commissions or referral fees at any point. It's not another variation on the existing intermediary model - it's a different model altogether.
