Sale Agreed & Legal

What happens at "Sale Agreed" — and who handles the legal side?

Reaching “sale agreed” is the moment the process shifts from market to completion. Here's exactly what happens next, and who does what.

Your conveyancer - or our partner Alecto

You can use any conveyancer you choose. We have a recommended partner conveyancer Alecto — we work with them to make this process as fast, transparent and stress-free as possible.

We don't take a referral fee from them. We partner with them simply because they share our vision for an accountable, fast and transparent property ecosystem. You are entirely free to use your own choice of conveyancer if you prefer.

How our partnership with Alecto benefits your sale

The moment your sale is agreed, your UUFI transfers directly into Alecto's case management system. No information-chasing, no back-and-forth requesting documents, and no delays while they wait for basic property information - it's already done.

Like UABODE, Alecto builds around the Open Property Data Association's Property Data Trust Framework (PDTF) — the industry standard for seamless, verified property data transfer. Your UUFI arrives in a format their systems can use immediately. We intend to show that the process can move significantly faster than the industry norm.

Communication

Alecto is committed to transparency and visibility: on communicating what’s been done, and what’s outstanding.

The Reservation Agreement

Once a sale is agreed, you have the option of entering into a reservation agreement — a mutual financial commitment that gives both parties a strong incentive to proceed to completion.

Reservation agreements only work when buyers arrive fully informed - i.e. when accompanied by full up-front information. With UABODE, your buyer has seen your complete UUFI at the beginning of the process, well before making their offer. There are no surprises to emerge. In this context, a reservation agreement is a genuine and effective mutual commitment — not a paper exercise.

Over 30% of agreed UK sales collapse before completion, costing parties an average of £2,700. Comprehensive up-front information, such as our UUFI, plus a reservation agreement is a powerful combination to prevent that — to the extent that the government has announced its intention to make up-front information and reservation agreements compulsory in England and Wales by 2029.

There’s a long way to go before industry-wide adoption. UABODE is already there – and it’s not a box-ticking exercise for us; it’s at the core of what we do.

The Bigger Picture

Many dormant sellers stay out of the market to avoid the fear of a sale collapsing at the last minute, after months of stress. The combination of UUFI, fast conveyancing with Alecto, and direct and transparent communication is intended to accelerate and de-risk the path to completion. That's what we're building towards — and what the pilot exists to demonstrate.
