The root cause

The cause is straightforward: estate agents have historically prioritised getting the listing over ensuring a property is genuinely sale-ready. Material information — such as boundary details, rights of way, or planning history — is routinely withheld early in the process to avoid deterring buyers, only to surface later when it's far more damaging.

The government has recognised this and is moving to mandate upfront information disclosure under new consumer protection laws. Progress, as ever, is slow.
