We are developing our version, optimised for Brighton & Hove, of an explainable AI valuation system developed by researchers at the University of Manchester — one that predicts house prices with over 96% accuracy, significantly surpassing traditional methods. Our version will combine the system's external market data with UABODE's unique UUFI property information. The result will deliver valuations of unprecedented accuracy and transparency — anchoring buyer and seller expectations in independently verifiable data, and greatly reducing the risk of lender down-valuation.

Full Spectrum Control

The traditional property market gives sellers two options: fully on the market, or completely absent. UABODE's Spectrum Control replaces that binary cliff-edge with a full range of personalised settings — visibility level, asking price display, chain requirements, buyer qualification criteria, and a reservation agreement option that locks in commitment from both sides.

During the pilot, two core Spectrum Control features are active: the asking price display choice and the stealth toggle — the ability to step back from the market instantly, no explanation needed. The full feature set launches immediately post-pilot, giving sellers unprecedented control over how, when and to whom their home is visible.
